Project: Five Year Property Plan

Commercial Imperative:

The new CEO initiated a “Full Potential Review” of the business which required property input to: assess the suitability of the estate to deliver planned growth; identify cost saving opportunities; and the set up of an appropriate Property & Facilities function to deliver the property plan.

CPA Role:

CPA provided a short term secondment to translate the 5-year divisional business plans into a combined Group Property and Resource Plan. The role included analysis of the existing estate to gain a greater understanding of space usage patterns and, in the light of changing business needs, identifying opportunities and risks inherent in the portfolio.

The Result:

Actions to align property with business needs included: consolidating administration functions to low cost locations; using lease break opportunities to upgrade facilities (exploiting weaker market conditions); identifying spare capacity and short term cost saving; acquisition of a new Business School; and the selection of a fulltime Head of Property & Facilities.
